About the Role:
We are a facility management company currently implementing Odoo ERP as our integrated CAFM platform for assets, maintenance, and services. We're looking for a CAFM Operator who understands the FM industry and will operate and help shape our Odoo-based CAFM system from the ground up.
This isn't a role of adapting to a legacy system; you'll be part of building the workflows as we go live.
Key Responsibilities:
Workload, Planning & Scheduling
- Monitor incoming work requests and ensure SLA priorities are justified and work order details are complete
- Create, assign, batch, and close work orders in Odoo grouped by skill and location for efficient service delivery
- Track work order status, follow up on suspended or overdue items, and ensure feedback from maintenance teams is logged
- Plan and schedule preventive maintenance (PPM) using Odoo maintenance plans and calendars; follow up on overdue and upcoming tasks, with statutory/compliance items prioritized
- Coordinate with site supervisors and technicians to keep task status updated in real time
CAFM/Odoo System Support:
- Maintain an accurate, up-to-date asset register in Odoo — additions, disposals, locations, warranties, and maintenance plans
- Ensure correct task descriptions are linked to maintenance plans, and all work (in-house and contractor) is logged against the correct asset
- Monitor data quality — flag missing info, duplicate assets, or incorrect categorization, and propose fixes
- Generate daily, weekly, and monthly reports/dashboards (asset performance, backlog, SLA compliance, KPIs) to support management decisions
- Support technician and supervisor training on Odoo screens and workflows
- Escalate system issues to the Odoo implementation team and assist with testing fixes
## Required Qualifications & Experience:
- Diploma or Bachelor's degree in Engineering, Facilities Management, IT, or a related field
- 2–3 years of experience as a CAFM/CMMS operator or FM helpdesk/maintenance coordinator
- Hands-on experience with any CAFM/CMMS system (Maximo, Archibus, Planon, in-house CAFM, or Odoo maintenance/asset modules)
- Solid understanding of maintenance strategies: preventive, corrective, reactive, and statutory
- Strong Excel and reporting skills; comfortable learning new ERP systems
- Good communication skills — able to coordinate across sites and teams
- Proficient in English; Arabic is an advantage
## Preferred / Nice-to-Have:
- Direct hands-on experience with Odoo (Maintenance, Inventory, Assets, Helpdesk, or Projects modules)
- Experience in FM for residential, commercial, or mixed-use properties in Saudi Arabia
- Prior participation in a CAFM/ERP implementation — data migration, testing, or user training
