Key Roles and Responsibilities
1. Electrical Maintenance
• Perform preventive and corrective maintenance of electrical systems and equipment.
• Maintain LT panels, MCC panels, transformers, generators, UPS systems, and lighting systems.
• Troubleshoot electrical faults and ensure quick restoration of equipment.
• Monitor electrical load distribution and power consumption.
• Conduct insulation resistance, continuity, and earth resistance testing.
• Coordinate with utility providers and contractors for electrical works.
• Ensure compliance with electrical safety standards and regulations.
2. HVAC System Maintenance
• Operate and maintain HVAC systems, including:
o Air Handling Units (AHU)
o Fan Coil Units (FCU)
o Chillers
o Exhaust and ventilation systems
o Ductwork and air distribution systems
• Monitor temperature, humidity, and airflow parameters.
• Perform preventive maintenance activities such as filter replacement, coil cleaning, and refrigerant checks.
• Troubleshoot HVAC equipment failures and performance issues.
• Optimize HVAC operations to improve energy efficiency.
3. Package Unit Maintenance
• Maintain rooftop package units, split units, and ducted package systems.
• Inspect compressors, evaporator coils, condensers, motors, belts, and controls.
• Diagnose refrigerant leaks and mechanical failures.
• Monitor system pressures, temperatures, and operational performance.
• Coordinate repairs and replacement of faulty components.
• Maintain maintenance records for all package units.
4. Preventive Maintenance Management
• Develop and implement preventive maintenance schedules.
• Conduct routine inspections and condition assessments.
• Maintain maintenance logs, service records, and equipment history.
• Ensure all maintenance activities are carried out according to SOPs.
5. Troubleshooting & Repairs
• Respond promptly to equipment breakdowns and emergency situations.
• Conduct root cause analysis (RCA) for recurring failures.
• Recommend improvements to increase equipment reliability and reduce downtime.
• Coordinate with vendors and OEMs for specialized repairs.
6. Energy Management
• Monitor energy consumption of electrical and HVAC systems.
• Identify opportunities for energy savings.
• Implement energy-efficient solutions and operational improvements.
• Support sustainability and cost-reduction initiatives.
7. Safety & Compliance
• Ensure compliance with electrical, HVAC, and occupational safety regulations.
• Implement Lockout/Tagout (LOTO) procedures.
• Conduct safety inspections and risk assessments.
• Support audits by authorities, insurance companies, and regulatory agencies.
• Ensure adherence to NFPA, ASHRAE, local electrical codes, and company policies.
8. Spare Parts & Inventory Control
• Maintain critical spare parts inventory for electrical and HVAC equipment.
• Raise material requisitions and purchase requests.
• Evaluate quotations and coordinate with suppliers.
• Ensure availability of emergency spares.
9. Contractor & Vendor Coordination
• Supervise contractors during maintenance and installation activities.
• Verify quality of work and compliance with project specifications.
• Coordinate annual maintenance contracts (AMC).
• Review technical proposals and service reports.
10. Documentation & Reporting
• Prepare maintenance reports and KPI dashboards.
• Update asset registers and maintenance records.
• Maintain equipment manuals, drawings, and technical documents.
• Submit monthly maintenance and performance reports to management.
Required Skills
• Strong knowledge of electrical systems and controls.
• Experience with HVAC equipment and refrigeration principles.
• Familiarity with package units, chillers, AHUs, FCUs, and ventilation systems.
• Knowledge of PLC, BMS, SCADA, and monitoring systems.
• Ability to read electrical and mechanical drawings.
• Troubleshooting and diagnostic skills.
• Knowledge of safety standards and maintenance best practices.
• Good communication and contractor management skills.
Typical Qualifications
• Bachelor's Degree or Diploma in Electrical Engineering, Mechanical Engineering, or HVAC Engineering.
• 3 to 8+ years of experience in maintenance of electrical and HVAC systems.
• Certifications in HVAC, Electrical Safety, or Facility Management are advantageous.
