Description
Key Responsibilities
Site Inspections & Condition Surveys: Conduct thorough site surveys and technical inspections of existing buildings, ongoing construction works, and structural elements.
Defect Diagnosis & Remediation: Identify structural and non-structural defects (e.g., dampness, settlement, waterproofing failure, MEP integration issues) and prepare detailed defect reports with practical remedial solutions.
Statutory Compliance & Approvals: Ensure all structures comply with the Saudi Building Code (SBC), civil defense safety codes, and local municipal regulations.
Dilapidations & Snagging: Prepare and manage comprehensive snag lists, dilapidation schedules, and condition reports for project handovers, tenant fit-outs, or pre-purchase assessments.
Technical Reporting: Produce clear, detailed technical reports, photographic schedules of condition, and cost estimates for repair or maintenance works.
Stakeholder Coordination: Liaise directly with client representatives, facility managers, project managers, and contractors to ensure prompt resolution of identified site issues.
Qualifications & Experience
Education: Bachelor’s degree in Building Surveying, Civil Engineering, Architectural Engineering, or a related field.
Experience: 3–6 years of proven experience in building surveying, site inspection, or quality assurance within the Gulf/Middle East region.
Technical Knowledge: Strong understanding of building technology, materials degradation, architectural detailing, and the Saudi Building Code (SBC).
Tools & Software: Proficiency in survey reporting software, AutoCAD, MS Office, and mobile inspection/snagging tools.
Professional Standing: Registration with the Saudi Council of Engineers (SCE) and a valid driver’s license. Transferable Iqama required for local candidates.
