Description

Here are the essential things a BMS/Controls technician should know before being assigned to a maintenance project at King Faisal University (Al-Ahsa):
1. BMS Fundamentals
• Understanding of Building Management System architecture (field level, controller level, management/workstation level)
• Communication protocols: BACnet (most common in Saudi institutional buildings), Modbus, LonWorks
• Familiarity with major BMS platforms used in KSA: Honeywell, Siemens Desigo, Johnson Controls Metasys, Schneider Electric/TAC, Trane Tracer, Delta Controls
2. HVAC & Mechanical Systems Knowledge
• Air Handling Units (AHUs), Chillers (water-cooled/air-cooled), Cooling Towers
• VAV boxes, FCUs, pumps, and their control sequences
• Understanding of sequence of operations for each system type
3. Field Devices
• Sensors: temperature, humidity, pressure, CO2, flow
• Actuators: damper actuators, control valves (2-way/3-way)
• DDC controllers and I/O wiring basics
4. Electrical & Control Panel Skills
• Reading control wiring diagrams and P&IDs
• Low-voltage wiring, panel troubleshooting
• Basic understanding of MCC/electrical panels interfacing with BMS
5. Software Skills
• Graphics/workstation software navigation
• Setting up trends, alarms, schedules, and reports
• Basic networking/IP knowledge for integration
6. Preventive Maintenance (PM) & Documentation
• PPM schedules, checklists, and CMMS (Computerized Maintenance Management System) reporting
• Familiarity with university/government FM contract documentation standards
7. Saudi-Specific Requirements
• Saudi Building Code (SBC) awareness
• Civil Defense and safety regulations
• Experience with harsh climate conditions (heat, dust, humidity) common in Al-Ahsa, affecting equipment reliability
8. Certifications & Soft Skills
• Technical diploma/degree in Mechanical, Electrical, or Instrumentation & Control
• Vendor certifications (Honeywell, Siemens, Johnson Controls) are a plus
• Ability to coordinate with FM teams and respond to SLA-based maintenance requests
• Arabic/English communication for reporting
